Accessibility, Affordability Marked as Top Priorities by Property Seekers in 1H 2024

Leading online real estate platform Lamudi Philippines unveiled the latest insights on property seeker behavior during the Mid-Year Webinar: Real Estate Today, hosted by the Lamudi Academy last June 25, 2024. 

The webinar, attended by real estate professionals and property seekers, focused on the market trends for the first half of 2024. Learning partners from Lamudi Academy also highlighted the importance of digital marketing, particularly the multi-channel approach, for broker success.

Property Seeker Priorities

In 1Q 2024, Lamudi data revealed strong demand for affordable housing in the National Capital Region (NCR), indicating a preference for units with immediate access to workplaces. As condos were the most popular property type in the region during the same period, Lamudi believes that seekers are willing to compromise on square footage to be near key establishments.

Seekers of affordable homes, however, have expansive options when going outside NCR. As of January 2024, CALABARZON and Central Luzon have the highest supply of affordable homes for sale in Luzon Island. Cavite in CALABARZON and Bulacan in Central Luzon were the provinces with the highest number of housing units worth Php 1.5 million and below, based on Lamudi data for 4Q 2023.

Digital Transactions and Connections 

Aside from accessibility and affordability, Lamudi Academy instructors pointed out that buyers are increasingly looking for quick, simple, and digitally enabled transactions. 

To seamlessly connect with leads and increase conversion potential, brokers were encouraged to embrace property technology, email marketing, and social media platforms when communicating with their target audience.

The significance of maintaining human touch in online interactions was also noted during the webinar. When participants were asked how they reach today’s property seekers, one of them answered “personal approach to [client inquiries] on online platforms.” By balancing innovation and personalized support, brokers can position their offers in the right place while fostering a sense of trust among existing and prospective clients.

Lamudi Academy instructors further recommended staying abreast of current real estate trends, consumer interests, and industry forecasts, as incorporating these in communications can build authority and credibility.
