What is in store for property buyers and other investors in Pampanga’s buoyant real estate market
Comprising 22 cities and municipalities, Pampanga is one of Central Luzon’s key provinces. It is an economic powerhouse, boasting a large population base (2.34 million as of the 2010 Census) and thriving cottage and manufacturing industries. It is also one of Metro Manila’s largest supplier of agricultural produce, from prawns and tilapia to rice, sugar cane, and maize.
Aside from their rich culinary traditions, public infrastructure is also a source of pride among Kapampangans (the province’s native inhabitants). Two major expressways traverse the province (North Luzon Expressway and Subic–Clark Expressway), making travel between Pampanga’s towns and cities and to surrounding provinces and Metro Manila very easy. It is also home to the Clark International Airport, the Philippines’ 9th busiest in terms of number of passengers and considered a secondary airport serving Metro Manila.
Being one of the Philippines’ most economically important provinces, it is not surprising that Pampanga’s real estate industry is similarly buoyant. The province is already home to countless subdivisions that cater to mid-end buyers, while its cities (Angeles, San Fernando, and Mabalacat) have witnessed massive real estate developments in recent years, from commercial centers and big box retailers, condo estates, industrial parks, and even entire townships from big developers.
Pampanga’s Real Estate Market
In the aftermath of the Mount Pinatubo eruption and the Americans’ pullout from Clark Air Base, Pampanga’s economy (which for many years has been heavily reliant on the Americans) was left in limbo. But all these uncertainties have been surpassed and the improvement of Angeles City’s economy (and that of the entire province) is widely believed to have been triggered by the transformation of the former U.S. military base into Clark Freeport Zone.
Presently, Clark Freeport Zone in Angeles City hosts a number of BPO companies, while Angeles City itself and the rest of Pampanga boast shopping malls and lifestyle centers, condo projects, resorts and hotels, and many residential subdivisions, from the affordable to high-end.
Lamudi data from January to June 2015 also shows that Pampanga is the Philippines’ eighth most searched province by online property-hunters (ninth if Metro Manila is considered a province). Angeles tops the province’s most searched city, followed by San Fernando, Mabalacat, and Magalang. In terms of property type, houses and residential lots remain the most searched for real estate in Pampanga during the first half of 2015, with 48 percent of property searches in the Lamudi website devoted to houses, while 20 percent for residential lots.
This data is not surprising, given that Pampanga is a much preferred residential suburb of those working as far away as Metro Manila.
