Infrastructure projects are now in the pipeline to ensure connectivity not only to Metro Manila  but also to the provinces on the north of the metropolis. One of these projects is the 17-kilometer Metro Manila Skyway Stage 3. It is an elevated expressway that will connect the south and north portions of the metro from Buendia, Makati all the way to Balintawak, Quezon City. It has a viaduct that will provide a seamless connection between the South Luzon Expressway (SLEX) and the North Luzon Expressway (NLEX). Once the project is completed, it will significantly reduce travel time from Buendia to Balintawak from the typical two hours to just 15 minutes.

The elevated expressway has eight access ramps namely Buendia Avenue (South Super Highway), Pres. Quirino Avenue, Plaza Dilao in Paco, Manila, Nagtahan/Aurora Boulevard, E. Rodriguez Avenue, Quezon Avenue, Sgt. Rivera Street and NLEX. These are identified chokepoints due to the volume of vehicles accessing these roads.

This new project is just one of many solutions to the perennial traffic congestion in Metro Manila. Once operational, it is expected to decongest EDSA, C-5 and other major thoroughfares like Quezon Avenue, Araneta Avenue, Nagtahan and Quirino Avenue by at least 55,000 vehicles daily based on initial projection. And the best part? The Stage 3 project is actually part of the Metro Manila Skyway System which will ultimately connect Alabang and Balintawak as part of the approved agreement between the National Government and the Business Joint Venture Agreement between Citra Lamtoro Gung Persada and the Philippine National Construction Company.

Increased Real Estate Value

With the combined efforts of both the public and private sector to make Bay City Paranaque more accessible, it is no surprise that it is the next place to be. In fact, consultancy firm Colliers International has predicted that Aseana City will surpass the Ortigas CBD in terms of land value. For this year, Colliers estimates that land value in Aseana will grow by 9% to P249,800 per square meter, from last year’s P228,000 per sqm. According to the report, what adds premium to Aseana is its proximity to the Makati CBD which is just seven kilometers away. With the Skyway Stage 3 nearing completion, traveling to Makati will be a breeze.

Apart from the Las Vegas-like casinos and resorts in Bay City, everything you need is already within reach. Shopping? Malls and retail stores abound! Job opportunities? PEZA locators have started to flock the area and hundreds of more are expected to come in. Schools and medical facilities? Check! Bay City is also near vital transportation hubs.

Going to the airport? Bay City is just seven minutes away from the Ninoy Aquino International Airport via Diosdado Macapagal Road. It also houses the Parañaque Integrated Terminal Exchange (PITX), which is now serving the commuters going to and from the provinces in the south of Metro Manila. The PITX is the country’s first intermodal transport terminal which can accommodate up to 200,000 passengers per day.
