A great way for licensed real estate brokers to increase their mileage is to build an online presence, and they must do so effectively. Here’s how:
Google is quickly becoming the go-to resource for information on all topics, including real estate. It makes sense then that for licensed brokers to achieve greater mileage, they should publish their real estate listings online. Without any kind of online presence, brokers and sellers stand very little chance of getting their listings discovered by potential clients.
However, creating an online presence is easier said than done. With approximately 27 million pieces of content being shared on the internet every day, it is quite difficult to make your online listings stand out.
Fortunately, there are two ways to achieve this. First, choose an online real estate platform that offers wide—if possible, global—reach. Second, craft an effective real estate listing that will hold the attention of your target audience long enough to make them click Lamudi has compiled these tips to help brokers create an effective online listing.
1. Use a Great Main Photo
First impressions last—and this is especially true in online real estate listings. In fact, 95 percent of users of real estate websites look at a listing’s main photo for a mere 20 seconds, a study published in the Journal of Real Estate Research found. If this photo can’t hold the web user’s attention long enough, then you can say goodbye to your potential client.
If your budget permits, seek the help of a professional photographer to get the best photos your money can buy. However, if money is an issue, you may take the photos yourself, but make sure to use a decent camera (a good quality point-and-shoot, as your iPhone simply won’t cut it). For a picture of the house’s exterior, schedule the shoot at dusk and make sure that the sun is behind you. Houses also look better from an angle instead of taking its picture head on. When taking interior shots, for example in a bedroom, take the photo from the doorway and include two walls only (capturing three walls creates a shoebox effect, which is unattractive).
2. Write an Attention-Grabbing Description
The next most important element of a real estate listing is the property’s description because after your main listing photo has captured your would-be clients’ attention, they would want to know more about the property. Unfortunately, many licensed brokers fail to utilize this space. Having nothing written in the description can send the wrong message to property hunters.
To write an effective listing, a broker can follow the three Cs; that is, clear, concise, and with complete description. Avoid real estate jargon as most home-buyers are unfamiliar with these terms. Also, do your best to avoid using too many adjectives as they can be off-putting. Most importantly, make it complete.
And when we say complete, make sure you highlight the unique features of the property. It may be the layout, the flooring, the location, or even the name of the developer—things that are not obvious just by looking at the property’s photos. Another important thing to remember is to make sure your description is typo-and grammar error-free.
3. Upload as Many Photos as You Can
Generally, real estate portals do not place a restriction on the number of photos you can upload, so make sure to use as many as you can. You may even create a sequence of photos, as though you’re taking your potential client through the home itself. Start with a photo of the main entrance, then the living room, the kitchen, the master bedroom, and the bathroom. If the property has additional features like a den or a walk-in closet, make sure to include these photos as well. In addition, many websites now allow rich media, such as panoramic images or videos.
4. Don’t Forget Your Personal Information
This is an important element of a real estate listing, especially in the Philippines. As people looking into buying their first home are parting with their life savings, they will only be willing to do so with a trusted professional.
