Empire East Welcomes 25 Years in the Real Estate Business

Property giant Empire East Land Holdings, Inc., the middle-income subsidiary of Megaworld Corp., is celebrating its 25 years as one of the leading players in the real estate industry.

Since it was established in 1994, Empire East has built more than 17,000 condominium units across 110 mid-to-high-rise condominium towers and developed 7,700 houses-and-lots on its horizontal subdivisions—catering to various micro-segments of middle-income buyers.

Championing the Middle-Income Market

Empire East was primarily incorporated to strategically cater to the middle-income market at a time when the middle class was beginning to thrive. It would then develop residential projects that adapted to the needs and budget of middle-income earners. 

However, as the economy began to boom due to the arrival of the BPO industry and strengthening remittances from OFWs, the purchasing power and desires of this market evolved. This prompted Empire East to build projects that address their need for properties for investment and those that would upgrade their living experience, starting with the high-rise four-tower San Lorenzo Place in Chino Roces Avenue, Makati City under the new “Empire East Elite” brand.

The company also has a proven solid track record of creating high-quality and unparalleled communities by adjusting to evolving market preferences by providing game-changing real estate concepts. 

The “No Downpayment Scheme and Zero Interest” was pioneered by Empire East in response to the Asian Financial Crisis of 1997 through the six-tower San Francisco Gardens in Mandaluyong and nine-tower Greenhills Garden Square in Quezon City. In its largest completed residential complex, Cambridge Village in Pasig-Cainta area, Empire East was the first to offer homebuyers a flexible payment option of until 15 years to pay.

Empire East was also the first to integrate loft-type units in its condominium developments, allowing residents to experience a traditional bi-level home. The company’s transit-oriented developments address the Filipino buyers’ demand to be near major transportation systems.

Meanwhile, The Cambridge Village has been recognized as Best Affordable High-Rise Condominium as well as Best Universal Design Development. Covent Garden in Santa Mesa, Manila, and The Rochester in Pasig City, were highly commended for Best Mid-Range Condo Development and Best Affordable High-Rise Condo Development categories, respectively.
