Dasmariñas’ proximity to NCR and other cities has fueled a spectacular economic growth that continues to call for more opportunities, including real estate
Situated only 19 kilometers from Manila, Dasmariñas is Cavite‘s largest city. This close proximity to the National Capital Region has sustained its considerable economic growth. It also mirrors the fast development of the surrounding cities in Cavite and in the nearby provinces of Laguna and Batangas. This puts Dasmariñas at the center of one of the most dynamic economic corridors of the nation. Because of this, the city has seen the massive influx of people moving in, including a big number of foreign nationals, earning it the moniker “Melting Pot of Cavite.”
Originally having an agricultural-based economy, Dasmariñas Cavite has become urbanized, commercialized, and industrialized over the last three decades. This increased the demand for properties for sale in Dasmariñas. Within the city center and the central business district is a vast conglomeration of commercial establishments, including shopping malls, restaurants, groceries, and convenience stores. It is also where the greatest number of universities in Cavite can be found, including the De La Salle University-Dasmariñas, Immaculate Conception Academy, Philippine Christian University, and the Technological University of the Philippines-Cavite. This makes Dasmariñas the “University City of Cavite.”
Cavite’s Economic Tiger
Industrial estates are located in the city, attesting to its status as an industrial center of CALABARZON. They include the First Cavite Industrial Estate (FCIE), which provides facilities for light and medium industries; Dasmariñas Bagong Bayan-NHA Industrial Park, which caters to labor-intensive, export-oriented, non-hazardous and non-pollutive industries; and Dasmariñas Technopark. All in all, the city has a total of 309 operational industries to date, opening the prospects of jobs and investments.
Complementing this is the presence of banks, financial centers, and other establishments. In addition, the city has seven major hospitals and a collection of clinics and other health centers.

The city has numerous transportation hubs taking residents to Metro Manila and the other provinces of Southern Luzon. More infrastructure projects such as new expressways and highways are being developed for ease of access and to facilitate the continued expansion of the city. In terms of communications, all major telecommunications companies have 3G and LTE coverage in the city, including its rural areas. It is also well-served by its many media companies. It has its own newspaper and television channel. It also has cable companies that enable television channels to be transmitted clearly.
Dasmariñas’ location is not only a blessing in terms of the short distance of major urban centers. Geographically, it is also favorable. It is elevated, with its highest point at 250 meters, and is served by a natural drainage system, so it has yet to experience floods. It is also outside the typhoon belt and is far from any fault line. It is also only a short drive from the tranquil, storied towns surrounding Laguna de Bay, the resort city of Tagaytay, the famous Taal Lake, and Cavite’s coastal towns. This makes it a natural stop-over place for tourists, giving rise to its large selection of hotels and resorts. Attractions such as the Kadiwa Park, the Museo De La Salle, and the Paruparo (Butterfly) Festival, one of the many festivals in the Philippines, have also made it a place to visit on its own.
Cavite’s Newest Real Estate Center
All these have made Dasmariñas Cavite a steady market for real estate ventures and other opportunities. Over the recent years, many real estate developments have blossomed all over the city. One is Vista Alabang by Vista Land, a township of 1,500 hectares that takes advantage of the close proximity of Metro Manila cities like Las Piñas and Dasmariñas. Another is Vermosa by Ayala Land, a 700-hectare township made to be a sanctuary that combines proximity to the city with the calm of suburban living.

At a smaller scale are Robinsons Homes’ Mediterranean-inspired subdivision Robinsons Vineyard, Filinvest’s Spanish-Mediterranean-inspired community Fairway View, and SMDC’s condo project Green 2 Residences.
Indeed, there continues to be an ever-present and ever-stronger rush to gain a piece, if not more, of real estate in Dasmariñas City and the corresponding increase of offerings. Seeing its phenomenal level of growth, it is not difficult to understand why, for its continuing promise and growth will certainly give you more than its worth.
