A Tough Competition to Makati’s CBD

Live Beautifully Even as a Renter

Taguig is a highly urbanized city located southeast of Metro Manila. Originally, the 28-barangay city was a fishing town, benefiting from its proximity to the western shores of Laguna de Bay. It is the seventh most populous city in the Philippines with a population of over 800,000. During the pre-colonial times, Taguig was an important trading area because it was easily accessible via the Pasig River, which connects two large bodies of water: Manila Bay and Laguna de Bay. This physical feature became a geopolitical hotspot during the revolutionary war against Spain and the succeeding Spanish-American War.

Today, the city is an economic juggernaut in the residential, commercial, educational, and manufacturing industries. It administers the trendy Bonifacio Global City (BGC), one of the three leading central business districts in the Metro. Major industrial activities are concentrated in the south of the city, and along the shores of Laguna de Bay.

Taguig is also known for being the home of prestigious international schools like the British School Manila, International School Manila, Manila Japanese School, Chinese International School Manila, and the Korean International School Philippines. Local top universities in the city include the Polytechnic University of the Philippines and the Technological University of the Philippines. The country’s national university, University of the Philippines, and another leading university, De La Salle University, are also set to have campuses in Taguig, further making it a “University City.” With the presence of a number of businesses and institutions, both local and international, residential options in Taguig have tended to be just as diverse. This is already evident through its available apartments alone.

The Philippine Laws Governing Apartment Rentals

A Space to Feel at Home In

There are two major laws that cover rental policies in the Philippines. The first one is the Republic Act No. 9161 or the Rental Reform Act of 2002, which is the leading law that regulates rentals of certain residential units in the country. The second one is the Republic Act No. 9653 or Rent Control Act of 2009, which applies to residential units having rental payment ceilings.

In RA 9161, it is provided that the rental fee must be paid in advance during the first five days of the month or the start of the lease agreement unless otherwise indicated. The lessor cannot demand for more than a month of advance rental and two month’s worth of deposit. Assignment of lease or subleasing of the whole or any portion of the residential unit is also prohibited. This includes the acceptance of boarders or bedspacers without the written permission of the owner/lessor. Under RA 9653, the requirements for rent and deposit expand coverage on failure to pay the rental payment and other fees stated in the lease contract. The Act provides that whatever interest that accumulates must be returned to the lessee at the end of the lease contract. If the lessee, however, was not able to settle rent or utility bills like electric, telephone, and water, or damaged any object in the property, the deposits and interests will be forfeited in favor of the owner in the amount equal to the cost of the damage.

Per RA 9653, the annual increase of the rent after December 31, 2013, should be not more than 7 percent of the rent, provided that the unit is still being rented out by the current lessee. More so, if the residential unit becomes vacant, the lessor has the right to give a new rate for the succeeding lessee.

Apartment for Rent in Taguig: 5K Shared Flats & Bedspaces

Taguig is home to numerous residential towers and buildings, an apparent result of the continued growth of the economy and population of the city. This has been especially more pronounced when the Bonifacio Global City and McKinley Hill opened: two large mixed-use developments housing numerous apartment towers, office skyscrapers, shopping malls, hotels, schools, and even hospitals.

As Taguig is the location of one of the country’s major business districts, even rental apartments here are expectedly not cheap. However, with the advent of costly residential living, affordable alternatives are becoming increasingly available, and these mainly involve apartment sharing.

Shared Apartment for Rent in Barangay Ususan

An example of a shared apartment is one with bedspaces for rent in Barangay Ususan, which is close to C5 Road, McKinley Hill, and Bayani Road. Only 10 minutes by bus or jeepney to Market! The lease is inclusive of association dues, cable TV, electric fans, cabinets, a stove, a refrigerator, a dining set, free use of the swimming pool, free use of the gym, water and electricity, housekeeping, and a purified-water dispenser. All payable dues are to be paid equally by each tenant. Places conveniently within the vicinity include laundry shops, fast food chains, cafeterias, barber shops, computer shops, and water refilling stations. The lease contract for this bedspace is six months. Only a two-month deposit is required; however, the deposit will be forfeited if the tenant decides to terminate the contract before the sixth month.
