For Sale Ready For Occupancy (RFO) House and Lot at Beverly Hills at Lipa City
Beverly Hills is the 2nd project of Carmona Ventures and Resources Development Corporation at Batangas province, specifically at Lipa City. When Beverly Hills was offered for sale, its amenities ( Clubhouse, Basketball Court, swimming pool, playground, Gym etc.) were all fully developed.
It is the first time in Lipa City's housing projects where the site development and amenities were complete before the lots were sold.
The developer had heavy equipment, funding, and manpower to complete the subdivision. Thus, it did not rely on the subdivision's sales to complete the project contrary to the common developer's practice of using its sales to sustain development.
The standard practice in the Real Estate Industry, housing in particular, is for the developers to ask for a twenty percent (20%) down payment or
equity from the buyers with the eighty percent (80%) thru bank loan or
PAG IBIG housing loan. Usually, the buyers pay the equity within twelve (12) and up to twenty four (24) months. It is only upon full down payment that house construction begin; and within six (6) months the house is ready for occupancy. Very few developers, even major developers, offer Ready for Occupancy (RFO) due to the need for funding since house construction is almost three (3) times the cost of land development. Moreover, if the house & lot package is more than three & half million (Php 3,500,000) which most economic housing are; the housing package is subject to twelve percent (125%) Value Added Tax (VAT) adding substantially to the total cost. For OFWs who demand RFO during their short vacation, very few developers offer RFO units which required spot cash on the equity of twenty percent (20%).
Beverly Hills is one of the few developers which has RFO unit.
