Pag-Ibig Acquired Properties

A Pag-IBIG acquired asset is a foreclosed property acquired by Pag-IBIG because the original owner could not pay the monthly amortizations under the PAG-IBIG housing loan. 

Previous owners have the opportunity to buy back their property after defaulting on their payment obligations. Pag-IBIG will offer the property to new buyers at an affordable price through public bidding if they cannot avail of the buy-back option. Unsold properties may also go through a negotiated sale, which gives buyers an almost 30% discount on the purchase price.

Pag-IBIG acquired properties are ideal if you’re a minimum or low-wage earner since these reasonably-priced assets can help you become a homeowner without having to pay a fortune on a new property.  They’re also great if you’re a real estate investor since you can buy low and sell high or rent the property out for additional income. 

 

How to Avail of A Pag-IBIG Acquired Property

There are two main methods for you to purchase an acquired asset, either through public bidding or through a negotiated sale. 

If you’re interested in bidding for an acquired asset, you’ll have to look for properties available for public bidding on Lamudi or the Pag-IBIG website. Once you’ve chosen your property, take note of the property’s details and gather the specific set of requirements detailed on the Pag-IBIG website before you go to the scheduled auction date. Don’t forget to check if the property is still up for bidding before you attend the auction. 

Once you win the bid, your bond (10% of the bid price) will become the down payment. You’ll then pay the remaining amount through cash, either through installment or a Pag-IBIG housing loan. If you lose, they’ll return your bond to you with an acknowledgment receipt.

The negotiated sale method requires you to reserve the property of your choice by filling out a Reservation Form and Offer to Purchase form, which you can get from the Pag-IBIG office responsible for the sale. You’ll then have to submit the basic requirements detailed on their website and wait for the approval of the sale. Once approved, you can make your payment through cash, installment, or a Pag-IBIG housing loan. 

 

Average price of Pag-Ibig Acquired Properties

The average price of a Pag-IBIG acquired property is roughly Php 5,000,000. The farther the property is from Metro Manila, the cheaper it is. For example, you can find a house and lot worth Php 1,750,000 in the province of Cavite. The price range for assets located within the capital is usually between Php 8,000,000 and Php 15,000,000, depending on its size and proximity to the city center.

 

Available offer types

No matter your preference, there’s a Pag-IBIG acquired property for you. The most common types include condominium units, house-and-lots, residential and commercial land, and commercial buildings. You can even find foreclosed parking lots. 
The only risk that comes with buying a Pag-IBIG acquired asset is that they’re sold on an “as is, where is” basis, meaning some properties may not be in good condition, and you’ll have to spend money on repairs.
