Condominiums for Rent in Urdaneta are some of the costliest in Makati, and like the entire country. A one-bedroom unit can cost as much as Php60,000 per month, while the lease on a three-bedroom unit can be as much as Php230,000

Urdaneta is the smallest barangay of Makati’s Central Cluster having only a total area of 0.74 square kilometers. It is strategically bordered by Ayala Avenue, Makati Avenue, Buendia Avenue, and EDSA. It is the third least populated barangay in Makati, after the barangays of Forbes Park and Carmona

Urdaneta is mostly residential, as it lines the outer limits of the central business districts ofice towers. The village administration also prohibits commercial establishments within its borders. Hence, its chief revenue source comes from real property tax collections

Most business establishments are condominiums and hotels. Especially in and around the plaza, these buildings are widely known structures including the Ritz Towers, Gilarmi Lounge, Makati Tuscany, Olympia Towers, Le’ Parc, The Atrium, DBP Building, and Metrobank Plaza. Famous hotels like the Discovery Primea, the Peninsula Hotel, and Somerset Olympia Makati are also found in the village


Condominium for Rent in Urdaneta Makati: A village of condos and hotels

altBarangay Urdaneta benefits from being one of the four Central Cluster barangays, comprising the main financial district, of Makati City. From EDSA or Ayala Avenue, it is a barangay "fenced" by towering concrete and glass buildings, a mix of late 1900s and early 2000s architecture. The greens that line the walkways surrounding the whole village signifies a different focus on growth and development.

Despite neighboring different major thoroughfares on all sides, Urdaneta is comparably modest when compared to Bel-Air or Legazpi in terms of commercial or business activity. Instead, it continues to flex its high-end residential strength: boasting of a village of condominiums and hotels. The more-than-a-dozen roads that meander around the village are private roads for residents, not executives or working professionals.

Urdaneta has always identified as being a majorly residential area, so in these times of online property portals, listings for properties in the area are almost always a constant. In terms of condominiums for rent, Urdaneta has an ample supply. Although comparably lesser than neighboring barangay’s, Urdaneta’s condos tend to be of the high-end variety.

While many of the barangay’s inner roads have condos, most are found along Apartment Ridge Road and Ayala Avenue. Living in this area puts one just across the major lifestyle and commercial centers like of Glorietta and Greenbelt. Apartment Ridge Road, on the other hand, is a street of classic 90s condominiums, most of which are gray-colored concrete buildings. As some of first condos along Ayala Avenue, units in these areas are a little more generous in space, being built in era when economizing was not yet the trend, hence rental rates that are a little higher . The road is parallel to Ayala Avenue to the south and Makati Avenue to the west.

Compared to the other four barangays that form the central business district, it is understandable how Urdaneta has significantly higher rental prices. Presently, the most “affordable” rate for a unit in the barangay is about Php60,000, and it could go as high as P230,000.

One condominium along Ayala Avenue features units for lease forPhp80,000 per month. Here, a semi furnished unit is elegantly modern inside but looks very 90s outside. Another one along Ayala Avenue corner Apartment Ridge Road costs a little more at Php110,000 per month It is fully furnished, has three bedrooms and three baths, and measures a total floor area of 225 square-meters.

cApartment Ridge Road also feature some of the costliest luxury condos for rent, which typically cost over Php100,000 per month. Among these is a four-bedroom condo unit with an area of 262 square meters listed for Php140,000 a month. Another is fully furnished three-bedroom unit with an area of 280 square meters and costing Php150,000.

In the metro, condos for rent that go above P200,000 are few and far between, but Urdaneta is among the exceptions as units such as these are somewhat common in the area. Presently, a three-bedroom, three-bath, 285-square-meter unit in a condo along Apartment Ridge Road is currenty availabe for cost Php230,000 per month. Nothing short of palatial, units such as these feature the most up-to-date fixtures and facilities anyone can have.
