Arguably the most well-known major thoroughfare in Metro Manila, and even the Philippines overall, Ayala Avenue is expectedly the location of some of the priciest condominiums for rent on the market. Among the more “affordable” units are those which cost Php20,000 per month, but typically only have one bedroom and a total floor area of about 20-22 sq. m. On the other hand, the more expensive variants on the market can cost as much as Php350,000 per month. These units are often penthouses and commonly feature three or more bedrooms and 300 sq. m. of total area.

A major link between Epifanio de los Santos Avenue (EDSA) and Metropolitan Avenue, Ayala Avenue crosses through the Makati Business District. It is nicknames the “Wall Street of The Philippines” as many major local and international businesses are located along the avenue.

Among the aforementioned businesses is the Philippine Bank of Communications, or PBCom. The company is headquartered in the aptly named PBCom Tower, which is located along Ayala Avenue, and presently holds the distinction of being the country’s tallest office building at 259 meters.

Ayala Avenue expectedly has several other landmarks, most which have their own merits. Among these are the Ayala Center, which is partially located in Ayala Avenue, specifically the Glorietta complex, Greenbelt mall, and the 6750 Ayala Avenue, and comprises eight distinct shopping centersas well as the Makati Shangri-La Hotel. Also, midway along Ayala Avenue, is Ayala Triangle Gardens, a two-hectare triangular public garden and courtyard in the center of the Makati Central Business District.

 

Living Near Ayala Avenue

altSynonymous with the Makati Central Business District, Ayala Avenue which cuts through it has long stood as one of the most desire business addresses in the Philippines. A number of notable local and international companies are based in buildings along the avenue. These include Ayala Tower One, which is the headquarters of the Ayala Corporation and home to the Philippine Stock Exchange's Makati trading floor; RCBC Plaza, which is the headquarters of the Rizal Commercial Banking Corporation, and BDO Corporate Center, which is the headquarters of Banco De Oro Unibank and includes the BDO North and South Towers; to name a few.

Apart from several of the most notable offices in the country, Ayala Avenue is also the location or within distance to some of Metro Manila’s most popular commercial centers and lifestyle locations. These include the Glorietta and Greenbelt complexes, which is included part of Ayala Center which is partially located along Ayala Avenue. Also located along Ayala Avenue are government buildings like Makati City Police Station, Makati City Fire Station at the corner Yakal Street; Brgy. San Antonio, and the Makati City Post Office. Also nearby is the Makati Medical Center.

 

Where to Reside in or Around Ayala Avenue

 Being the center, of well, the Central Business District, Ayala Avenue understandably has no existing houses and lots in the area. This does not mean residing in or around the avenue is impossible, as there are a myriad of condominium developments located nearby. Again, as a commercial center however, these units tend to be costly, and are mostly purchased by property seekers with significant finances.

Fortunately, there is always the option to rent that, despite comparatively still being costlier than other areas, is worth every peso when being able to live in the area. Among the more viable options for property seekers are one-bedroom units, which at the lowest, can cost between Php20,000 to Php30,000 per month and feature one bedroom and a total floor area of 22 to 40 square meters. Prices of course, still vary depending on the location in or around Ayala Avenue, and what amenities the development features.

For property seekers with finance that are a little more forgiving but still prefer to rent over buying an Ayala Avenue condo, penthouses and larger units are also available. Such units typically feature three or more bedrooms and can have as much as almost 400 square meters worth of total floor area, at rates that can reach as much as P350,000 thousand per month.
