Prime land developer Ayala Land, Inc. has once again set another milestone in the real estate sector with the recent unveiling of the Ayala North Exchange. The mixed-use development will be the newest gateway to the Makati central business district that will make a huge difference in Makati’s streetscape, lifestyle, and architecture. It is easily accessible via Ayala Avenue and Sen. Gil Puyat Avenue, two major thoroughfares within the business district, with provisions for elevated walkways for a more convenient and hassle-free pedestrian mobility.

A Continued Thrust Towards Office Developments

Developed under the Ayala Land Offices, the Ayala North Exchange is one of the newest additions to the company’s portfolio adding up to the leasable space of 1.1 million square meters that are already set up in major cities. The Ayala Land Office continues to offer an all-inclusive and strategic office real estate solutions for central business districts and large sites with a high-density population.

Carol Mills, head of Ayala Land Offices, said that they are taking into account every minute detail of their client’s needs, which mostly involve BPOs and multinational corporations. This year, ALI’s revenues for office leasing reached P2.2 billion compared to last year’s P1.7 billion. Contributions are largely attributed to the Ayala North Exchange Towers 1 and 2, Vertis North Corporate Center Towers 1 and 2, and Circuit Corporate Center Towers 1 and 2.

Two Office Towers and A Retail Hub

The Ayala North Exchange aims to strengthen Makati’s stronghold as the country’s premier business capital. As a two-tower office facility with a 56,000-square-meter Gross Leasable Area, it will capture the heart of the contemporary, creative, and modern vibe of the city. Multi-national and business process outsourcing companies will occupy the two office towers and employees can conveniently enjoy the shops and restaurants at the 3-level, 8,000-square-meter-retail podium developed under Ayala Malls. ALI’s signature classic clean and green design is evident in this development with parking basements available for the working professionals in the area.

Seda Residences Makati

The Seda Residences Makati will also rise in one of the towers offering serviced residences set to target local expatriates sent to the country for business assignments and will be staying for 6 months to a year. General Manager Marc Cerqueda said in a statement that they are expecting 45% of guests who will stay for the long term and this includes expats who will be working for the BPO offices and multinational firms inside the Ayala North Exchange.

The 35-story apartment will consist of 312 units from studio to three-bedroom living quarters designed with a TV, kitchenettes, dining areas, washers, dryers, living rooms, and wireless connectivity. Said features vary depending on the size of the unit and all guests can enjoy amenities such as the swimming pool, game room, kiddie area, and gym. Ayala Land, Inc. stated that it will allocate an P8-10-billion budget for Seda Hotel’s expansion until 2020. This is the 7th branch of the hotel chain under Ayala Land Hotel and Resort’s Seda Suites providing an urban and luxurious lifestyle within Makati’s business turf.
